We’ve heard it all, and we’re calling it out. Real estate is full of opinions, myths, and unsolicited advice from people who mean well but have zero clue what they’re actually talking about. So, we’re setting the record straight.

Whether you're thinking about buying, selling, or just lurking Zillow at 11 PM (no judgment), here are the things we’re definitely not falling for, and neither should you.

1. Zestimates Are Robots. And Robots Don't Know Your Home.
Let’s be real, Zestimates are basically the WebMD of real estate.

Yes, they’re easy to access. No, they’re not accurate.

These automated estimates don’t know that you just remodeled your kitchen, upgraded your HVAC system, or installed solar panels. They can’t factor in your gorgeous mountain views or that dreamy walkable location. They’re simply crunching public data (which is often outdated or incomplete) and spitting out a guess.

Want to know what your home is really worth? Talk to a local expert who understands your neighborhood, your upgrades, and your market. Spoiler alert: that's us. 😉

2. The "Right Time" to Buy or Sell Is When You Are Ready.
We’ve seen it time and time again, people trying to “time” the market like it’s the stock exchange. Newsflash: real estate doesn’t work that way.

The best time to buy or sell isn’t about interest rates, TikTok trends, or what your coworker heard from their uncle. It’s about your timeline, your goals, and your situation.

Need to relocate? Want to stop renting? Ready to cash in on equity? Then it’s your time.

Waiting around for a "perfect" market often means missing out. And spoiler alert: even the pros get it wrong sometimes.

3. Unless Your Dad is Cool… Leave Him at Home.
We love dads. We really do. But unless he’s a licensed realtor, mortgage advisor, or local market expert, maybe let him cheer you on from the sidelines.

We’ve seen way too many deals stall (or completely fall apart) because a well-meaning parent thought the carpet color was a dealbreaker or didn’t like the kitchen backsplash. We get it, parents want to protect you. But in real estate, emotional support and real strategy aren’t the same thing.

P.S. If your dad is cool and open-minded? Bring him. We’ll bond over inspections and interest rates. 😂

4. Social Media Isn’t Just for Scrolling, It Sells Homes.
Yes, we’ve sold listings through Instagram. Yes, we’ve connected with incredible buyers in our DMs. And yes, we’ve built genuine relationships with people who found us through a reel, a post, or even a meme.

Social media isn’t a waste of time, it’s a powerful tool. It’s where buyers are scrolling. It’s where people ask questions. It’s where trust gets built before we ever meet in person.

So when someone tells us that social media isn’t "professional" or "doesn’t work"... well, all we can say is: Bye Felicia 👋
